Commercial pressure washing in Houston for restaurants, strip centers, and multi-unit operators, delivered by the same compliance-focused team behind our kitchen exhaust work.
Albedo’s Return is a woman-owned, fully insured exterior cleaning company serving Houston, TX and the greater Houston metro. Our crews are trained to the same documentation standard as our kitchen exhaust cleaning team, so operators get exteriors that hold up to health code review, stormwater rules, and property manager expectations. Not sure which service you need first? See hood cleaning vs. pressure washing for a quick breakdown.
What We Clean
Our service covers every high-grease, high-traffic exterior surface around a restaurant or commercial property. A standard job includes:
- Dumpster pad cleaning — Hot-water degreasing and odor reduction for the pad and surrounding concrete
- Grease perimeter cleaning — Back-of-house concrete, grease trap surroundings, and exhaust drip zones
- Walkways and storefront entry — Sidewalks, customer entry pads, and patio surfaces brought back to a presentable finish
- Parking lot spot treatment — Targeted cleaning of oil stains, gum, and high-traffic islands (not full lot resurfacing)
- Drive-thru lanes — Tire-track buildup, food spills, and order-window approach areas

Every job follows responsible water-capture and discharge practices. We do not push grease and detergent runoff into open storm drains.
Who This Is For
Commercial pressure washing is essential for any property where food, grease, foot traffic, or vehicle traffic accumulates on hard surfaces. Our typical clients:
- Restaurants and food service operators — Full-service kitchens, fast casual, drive-thru concepts, and ghost kitchens
- Strip centers and retail plazas — Where shared walkways, dumpster enclosures, and storefront curb appeal affect every tenant
- Commercial property managers — Managing exterior maintenance schedules across one or more sites
- Multi-unit restaurant groups — Operators standardizing cleaning cadence and documentation across multiple Houston locations
If customers, inspectors, or your landlord see the exterior before they see the food, this service exists for you. Restaurant pressure washing in Houston is one of the most under-scheduled exterior services in food service, and it is usually the first thing inspectors and landlords notice.

Concrete surface restoration, before and after. Same process we apply to commercial walkways, pads, and storefronts.
Ready to get your property on a cleaning cadence?
How Often to Schedule
Most Houston commercial properties need pressure washing on a monthly or quarterly cadence, depending on traffic and how the surface is used. A working baseline:
| Cadence | Best For |
|---|---|
| Monthly | High-traffic restaurants, drive-thru concepts, dumpster pads with daily grease load |
| Quarterly | Standard commercial baseline for storefronts, walkways, and back-of-house concrete |
| Emergency / on-demand | After grease spills, tenant turnover, board-of-health visits, or pre-inspection cleanups |
A consistent cadence is also a compliance posture. The same logic that drives our kitchen exhaust cleaning frequency applies outside the building: dirty surfaces are a citation waiting to happen, and the calendar is what keeps you ahead of it.
Stormwater and Health Code
What matters
Commercial pressure washing in Houston is subject to stormwater rules, and grease-laden runoff is regulated. Uncontrolled discharge into storm drains can trigger violations under the Clean Water Act and Houston’s local stormwater ordinances.
What we do
Our crews capture or properly direct wash water based on surface type and the site’s drainage layout. We respect grease traps, avoid open storm drains, and document discharge practices on the service report.
Why this matters for you
Done right, exterior cleaning protects your operator record, your shopping center lease, and your health inspection posture. The same regulatory mindset the Houston Fire Marshal applies to grease inside your hood applies to grease outside your back door.

Starting Pricing
Commercial pressure washing is quote-only. Every site has different square footage, surface types, drainage conditions, and cleaning cadence. Pricing reflects properly insured, documented commercial work, not a residential side-hustle rate.
To keep the assessment process fair, we charge a $150 site assessment fee, credited back toward your service if you book within 15 days. New commercial clients carry a 50% deposit on the first job, and we ask for 48 hours’ notice on cancellations.
What to Expect
The first job follows a four-step path so there are no surprises for your operations team or your landlord.
- Assessment — We walk the site, identify surfaces, check drainage, and scope the work
- Scheduling — We confirm timing around your operating hours, including after-hours where the property allows it
- Execution — Our crew completes the work to commercial standards, with appropriate water capture and containment
- Documentation — You receive a written service report and before-and-after photos for your records
Recurring service is set on a cadence that matches your traffic volume and compliance needs.
